Our Floor Care Process

Step 1: Assessment

We evaluate your floor type, current condition, traffic patterns, and finish layers. Not every floor needs stripping—sometimes restoration requires less invasive approaches.

Furniture moved or protected. Adjacent surfaces masked. Proper ventilation established. Safety signage placed.

Step 3: Stripping (When Required)

Commercial stripping solution applied, agitated with floor machine, and extracted with wet vacuum. Multiple passes until we reach clean substrate.

Step 4: Neutralization and Drying

Multiple thin coats (typically 4-5) of commercial-grade floor finish applied with professional applicators. Each coat dried before subsequent application.

Frequently Asked Questions

How often should commercial floors be stripped and waxed?+
For VCT with moderate traffic: annual full strip and wax with quarterly burnishing. Heavy traffic areas may need semi-annual service. We'll assess your specific situation and recommend the appropriate frequency.
How long does floor stripping take?+
A typical 5,000 square foot area requires 4-6 hours for complete strip and recoat, plus 24-72 hours curing time. We work after hours to minimize disruption.
Can you work around furniture, or does everything need to be moved?+
We can work around heavy furniture for maintenance services. For full strip and wax, furniture should be relocated for best results—we can coordinate this or you can arrange beforehand.
What's the difference between buffing and burnishing?+
Buffing uses slower speeds (175-350 RPM) for general cleaning and spray buffing. Burnishing uses high speeds (1,500-2,000+ RPM) to harden finish and create deeper shine. Both have their place in proper floor maintenance.
My floors are VCT but look permanently dull. Can they be restored?+
Almost always yes. What looks like permanent damage is usually severe finish wear or buildup that stripping can address. Only if tiles are physically damaged beyond the finish layer would replacement be needed.
