Is This Guide For You?

We focus on commercial B2B partnerships in Western Massachusetts and Northern Connecticut.

Best Fit

  • Multi-story corporate offices with mixed floor types
  • Medical and dental practices with VCT or LVT
  • Life sciences facilities with cleanable hard surfaces
  • Properties seeking long-term flooring preservation

Not a Fit

  • Residential homes
  • One-time deep cleans without ongoing service
  • Facilities outside our 100-mile service radius
  • Industrial manufacturing plants

Start with Daily Protection

Hard floors fail prematurely when grit and moisture grind into the finish. The first defense is walk-off matting and daily dust mopping.

  • Entry mats: Use at least 15 feet of matting indoors to capture debris.
  • Dust mop daily: Microfiber dust mops lift fine particles without scratching.
  • Spot mop spills immediately: Moisture seeps into seams and adhesives if left unattended.

Pro Tip: Replace or launder walk-off mats weekly during wet seasons. Saturated mats actually deposit more dirt than they capture.

Maintenance by Frequency

Building a maintenance calendar into your contract ensures nothing slips through the cracks. Here's how we structure floor care:

Daily

  • Dust mop high-traffic zones with microfiber
  • Spot mop spills immediately to prevent seam damage
  • Inspect walk-off mats for saturation

Weekly

  • Wet mop with neutral pH cleaner
  • Auto-scrub high-traffic corridors
  • Document any finish wear or scuffs

Monthly

  • Burnish finished floors to restore shine
  • Re-apply finish touch-ups to worn areas
  • Review and launder walk-off mats

Quarterly/Annual

  • Strip and refinish VCT (frequency based on traffic)
  • Deep clean carpets in adjacent areas
  • Hone and polish natural stone if applicable

Right Technique for Each Floor Type

Using the wrong cleaner or equipment can damage finishes. Here's a quick reference:

Protect Specialty Surfaces

Executive suites and branded environments often feature marble, terrazzo, or polished concrete. These surfaces require:

  • pH-neutral cleaners (never acidic products)
  • Periodic honing and polishing to restore clarity
  • Impregnating sealers for stain resistance
  • Dedicated pads and equipment to avoid cross-contamination

Warning: Never use vinegar, citrus cleaners, or ammonia on marble, limestone, or travertine. These acidic products will dull and damage the surface.

How We Approach Floor Care

Our floor-care technicians use auto-scrubbers, burnishers, orbital machines, and moisture-controlled carpet systems. We build seasonal calendars so you know when each process will occur, and we document product batches for manufacturer compliance.

Our floor care equipment includes:

  • Ride-on auto-scrubbers for large facilities
  • Walk-behind scrubbers for tight spaces
  • High-speed burnishers
  • Orbital floor machines for delicate surfaces
  • Truck-mounted carpet extraction units
